Water damage in Vienna homes, and where it starts
The Town of Vienna is small, about 16,500 people, but far more homes carry a Vienna mailing address. ZIP code 22180 covers the town core around Maple Avenue and the W&OD Trail. 22181 runs west and southwest, and 22182 reaches north toward Wolf Trap and Tysons. Most of those addresses are Fairfax County, outside town limits. We serve all three ZIP codes.
A town built fast after 1950
Vienna had about 2,000 residents in 1950 and more than 11,000 by 1960. That decade of building left a large stock of ramblers, split-levels and modest colonials that are now 60 to 70 years old. In homes this age, the weak points are usually the same:
- Shutoff valves and supply lines that may be original and fail when someone finally turns them
- Water heaters and washers in a basement or utility room with no floor drain nearby
- Pipes in exterior walls and over garages that freeze in a hard cold snap and burst when they thaw
- Basement walls and slabs that let groundwater in after a long, soaking rain
Vienna Woods and the teardown streets
In Vienna Woods, some homes still date to the 1950s and 1960s. On the same streets, many lots now hold new houses of 5,000 square feet or more. The two kinds of house fail in different ways.
In the older house, a leak usually starts low: a water heater, a washer hose, a crack in a basement wall. In the new house, plumbing runs through all three floors. A second-floor laundry, a bathroom over the kitchen, or a refrigerator line under a long run of hardwood can soak two levels before anyone notices. A finished basement with carpet and drywall hides water until it shows up as a stain or a smell.
Wolf Trap, Windover Heights and Westbriar
North of town in 22182, Wolf Trap Woods has split-levels and colonials built in the late 1970s and early 1980s, and the Bluffs of Wolf Trap dates to the early 1980s. In homes this age, the water heater and supply lines may have been replaced once or never. The lower level of a split-level is where those leaks land.
Windover Heights, just northwest of Maple Avenue near Lawyers Road, has been a Town of Vienna historic district since 1979. Repairs there can take extra planning, since exterior changes in the district may need town review. Westbriar Country Club Estates has some of the largest custom homes in Vienna, where a single leak can reach a lot of square footage.
Wolftrap Creek, Piney Branch and the sewer system
Rain on the north and east sides of town drains to Piney Branch and Wolftrap Creek, which feed Difficult Run. Rain on the southwest side drains to Bear Branch and Hunters Branch, which join Accotink Creek. Local reporting names Wolftrap Creek, along the Vienna and Tysons border, as the main flood hazard in the area, and the land north of town along Piney Branch is also prone to flooding.
Sewers are part of the picture too. A 2016 study found the sewer system along Maple Avenue would not handle significant rainfall. When a system backs up in a storm, water can come up through a basement floor drain or toilet. That is a sewage backup cleanup, and it needs to be treated as contaminated. Drying alone is not enough.
How a Vienna job runs with us
We stop the water, extract it and set drying equipment. We log moisture readings on every visit and photograph the damage as we go, then write the estimate. We send that documentation to your insurer and meet your adjuster at your home. When the readings say dry, the same crew rebuilds. Curtis Berg, who owns the company, is a Navy Seabees veteran with 42 years as a journeyman builder. That matters on a high-end new build with custom trim, and on a 1950s rambler where nothing is quite square.
Our process
Our process in Vienna: extract, dry, document, rebuild
Four steps, one crew, one phone number.
- Step 1
Stop the water and pull it out
We find where the water is coming from, stop it, and extract standing water from floors, carpet and the structure.
- Step 2
Dry it out
We set dehumidifiers and air movers and take moisture readings each visit. The equipment stays until the readings say dry.
- Step 3
Document it for your adjuster
We photograph the damage, log every moisture reading, and write the estimate. We send that documentation to your insurer and meet your adjuster on site.
- Step 4
Build it back
The same crew replaces drywall, insulation, flooring, trim and paint. No handoff to a second contractor.
Insurance documentation
We work for you, not your insurance company
You hire us and we bill you. Then we give your insurer the paperwork they ask for, so you are not chasing photos and receipts while your house is torn open.
Your insurance company decides what your policy covers. We are a restoration contractor, not a public adjuster.

Mold
Mold after water damage in Vienna
Vienna homes give mold plenty of chances. The 1950s and 1960s houses have basements and crawlspaces that have been damp on and off for decades. New homes on teardown lots often have large finished basements, where carpet and drywall can hide a slow leak or seepage for months. Homes on low ground near Wolftrap Creek and Piney Branch can stay damp after a wet spring, and Virginia summers keep indoor humidity high.
Mold usually shows up in the same places: the bottom of basement drywall, behind a washer or water heater, under carpet pad, around a bathroom exhaust fan that vents into the attic, and on crawlspace framing. A musty smell that comes back is often the first sign.
We start with mold inspection and testing to find out what is there and how far it goes. If it needs to come out, our mold remediation work contains the area, removes the affected material and dries what is left, and then we rebuild it. If mold came up in a home inspection on a Vienna sale, call us before you negotiate the repair.

Do you serve homes outside the Town of Vienna limits?
Yes. We serve the Town of Vienna and the Fairfax County neighborhoods with a Vienna address in ZIP codes 22180, 22181 and 22182, including the Wolf Trap area.
How fast can you get to my home in Vienna?
Call us any time and we will give you an arrival time on the phone.
Do you test for mold in Vienna homes?
Yes. We do mold inspection and testing in Vienna, and if mold needs to come out we contain the area, remove it, dry what is left and rebuild.
Water came up through my basement floor drain in a storm. Is that sewage?
Treat it as contaminated until it is checked. Water that backs up through a floor drain or toilet can carry sewage, so it needs cleanup and sanitizing before anything is dried. Call us before you start moving things.
What do you send to my insurance company?
We send your insurer photos of the damage, moisture readings from every visit and a written estimate for the dry-out and the rebuild. We also meet your adjuster at your home. Your insurance company decides what your policy covers.
Do you rebuild after the water damage is dried?
Yes. The same crew that dries your home rebuilds it in-house, from drywall and insulation to flooring, trim and paint, so there is no handoff to a second contractor.
