Water damage in Leesburg homes, and where it starts

Leesburg grew in three big waves, and each one left behind a different kind of house. The town had fewer than 2,000 people in 1950. It passed 16,000 by 1990 and was near 48,000 by 2020. So a water call here can mean a 200-year-old house on King Street, a 1960s rambler on a quiet side street, or a 25-year-old colonial in a community with its own pool and clubhouse. We handle all three, and we plan the job around how your house was built.

Old houses in and around the historic district

Downtown Leesburg dates to the 1750s, and the historic district has been on the National Register since 1970. Some homes near downtown go back to the 1800s, built of brick, stone or wood on foundations that were never meant to keep a basement dry. Older foundations like these tend to let groundwater seep in after a long rain, and old plumbing gets added to, rerouted and patched over the decades.

Plaster walls, original wood floors and trim are worth saving when they can be dried in place. Tearing out more than you need to in an old house costs money and character. A builder knows the difference. Owner Curtis Berg has 42 years as a journeyman builder, so we dry what can be dried and only cut out what has to go. If your home is inside the historic district, exterior changes may need town review, so tell us up front and we will plan the rebuild around it.

Mid-century ranches and early condos

Leesburg also has homes from the 1960s and early 1970s, like the ranch-style houses in Lowenbach and the Country Club Green condos. In homes this age, the usual suspects are water heaters, washing machine hoses, and supply lines or shutoff valves that may be original. In a condo, a leak in one unit often shows up in the unit below, so we document where the water started for each insurer involved.

The boom years: Exeter to River Creek

Most Leesburg homes went up between the 1980s and the 2010s. Exeter has some split-levels from the mid-1980s and newer homes in Exeter Hills from the late 1990s. Potomac Station has more than 1,400 homes, townhomes included. Kincaid Forest, Tavistock, Greenway Farms, Potomac Crossing and Spring Lakes filled in around the bypass and Route 7. East of town, River Creek and Lansdowne on the Potomac carry Leesburg addresses in 20176.

For homes from this era, the water problems we see most often are:

  • Finished basements. Many of these homes have a basement finished with carpet, drywall and a bathroom. A failed sump pump, a water heater that lets go, or a clogged window well can soak all of it in an afternoon. That is a flooded basement cleanup job from the first hour.
  • Upstairs leaks. Toilet supply lines, tub drains and second-floor laundry rooms leak down into kitchen and family room ceilings.
  • Water heaters reaching the end of their life. In a 20 to 30 year old house, the water heater may be on its second or third tank, and the next failure usually lands in the basement.
  • Frozen pipes. Hose bibs, garage ceilings and pipes in exterior walls freeze when a cold snap drops temperatures into the teens.

Creeks, storms and clay soil

The Town Branch of Tuscarora Creek runs right through downtown on its way to Goose Creek. The Goose Creek gauge near Leesburg hit major flood stage at the end of October 2012, and a September 2003 storm dropped close to six inches of rain on the town. Heavy storms like those overwhelm gutters, grading and sump pumps across town, not only along the creeks.

South of Leesburg, Loudoun County maps a belt of diabase rock with shrink-swell clay soil on top of it. That clay swells when wet and shrinks when dry, which can crack foundations over time and give water a path into the basement. If water keeps coming back in the same corner, tell us. We note it in the documentation so you can decide on a long-term fix.

When the house is dry, we rebuild it with the same crew. You do not hire a second contractor or wait for a second estimate.

Our process

Our process in Leesburg: extract, dry, document, rebuild

Four steps, one crew, one phone number.

  1. Step 1

Stop the water and pull it out

We find where the water is coming from, stop it, and extract standing water from floors, carpet and the structure.

  2. Step 2

    Dry it out

We set dehumidifiers and air movers and take moisture readings each visit. The equipment stays until the readings say dry.

  3. Step 3

    Document it for your adjuster

We photograph the damage, log every moisture reading, and write the estimate. We send that documentation to your insurer and meet your adjuster on site.

  4. Step 4

    Build it back

The same crew replaces drywall, insulation, flooring, trim and paint. No handoff to a second contractor.

Insurance documentation

We work for you, not your insurance company

You hire us and we bill you. Then we give your insurer the paperwork they ask for, so you are not chasing photos and receipts while your house is torn open.

Your insurance company decides what your policy covers. We are a restoration contractor, not a public adjuster.

Mold

Mold after water damage in Leesburg

Mold starts where water was left behind. In Leesburg we look hardest at three spots: finished basements that took on water and were only dried on the surface, old stone and brick foundations that stay damp through a wet spring, and bathrooms or laundry rooms where a slow leak ran inside the wall for weeks before anyone saw it.

If you smell something musty, see dark spotting on drywall or baseboards, or had a leak that was never properly dried, start with mold inspection and testing. It tells you what is there and how far it has spread. If it needs to come out, our mold remediation work contains the area, removes the affected material and dries what is left. Then we rebuild. In an older home near downtown, we keep as much of the original material as we safely can. If you are selling, get it checked before the buyer's inspector does, so you know what you are dealing with.
