Water damage in Ashburn homes, and where it starts

Most homes in Ashburn were built in the last 40 years. That sounds like good news for water damage, and in some ways it is. But newer homes fail in their own ways, and many Ashburn houses are now old enough that the parts inside them are wearing out. Ashburn mail goes to two ZIP codes, 20147 and 20148, and 20148 also covers the Broadlands and Brambleton addresses.

Ashburn Farm and Ashburn Village: the first wave

Ashburn Farm and Ashburn Village were among the first big planned communities here, built through the late 1980s and 1990s. Some Ashburn Farm homes date to 1989. Ashburn Farm mixes detached homes, townhomes and condos, with pools, trails and fishing ponds woven through it.

A house that is 30 to 35 years old usually has a few weak points:

  • Water heaters and sump pumps. Both have a limited life, and when either fails, the water lands in a finished basement.
  • Supply line connections. Plastic and braided lines under sinks, behind toilets and on the washing machine are cheap parts that do a lot of damage when they split.
  • Older plastic supply pipe. Some homes built in that era nationally used gray polybutylene supply pipe, which is known for failing at the fittings. If your home has it, a plumber can tell you.
  • Windows, decks and doors. Flashing around older windows and deck ledger boards can let rain into the wall, where it rots the sheathing and shows up later as a stain on the drywall.

Belmont, Broadlands, Brambleton and the newer communities

The next wave filled in south and west of the original communities. Broadlands, a 1,500-acre community, had homes going up by the late 1990s. Belmont Country Club is a gated golf community, with many homes from the early to mid-2000s. Brambleton, on about 2,500 acres, has homes from around 2008 on, and its newest sections are still being built. Moorefield, Loudoun Valley Estates, One Loudoun and the Village of Waxpool add more newer homes, townhomes and condos.

Newer homes put more water lines in more places. Laundry rooms are often on the bedroom level, refrigerators have ice maker and water dispenser lines, and many homes have a second or third full bathroom upstairs. A failed washer hose on the second floor can soak the laundry room, the hallway, the kitchen ceiling below and the basement under that. In a townhome or condo, the water can also cross a shared wall. We trace every path the water took with moisture readings, because the wet areas you can see are usually smaller than the wet areas you cannot.

Finished basements raise the stakes

Many detached homes in Ashburn have a basement finished with carpet, drywall, a bathroom and sometimes a kitchenette or home theater. When water gets down there, the damage adds up fast. The goal on a flooded basement is to get the water out and the walls and floor drying the same day, so less has to be torn out. We pull wet pad, cut drywall above the water line, and run extraction and drying until the readings say dry.

Storms, Broad Run and clay soil

Broad Run flows north through the eastern side of Ashburn on its way to the Potomac, and smaller streams and community ponds run through the neighborhoods. In a heavy storm, the bigger risk for most homes is not a creek rising. It is a sump pump that cannot keep up or loses power, a window well that fills, or downspouts that dump water against the foundation. Loudoun County also maps shrink-swell clay soils in eastern Loudoun, which can crack foundations over time and let water in at the same spot every storm.

One crew, start to finish

After the house is dry, the same crew rebuilds it. Curtis Berg owns the company, has 42 years as a journeyman builder, and served in the Navy Seabees. So the drywall, trim, flooring and paint in your finished basement are done by builders, not handed off to whoever is free. Along the way we photograph the damage, log every moisture reading, write the estimate, send it all to your insurer and meet your adjuster on site.

Our process

Our process in Ashburn: extract, dry, document, rebuild

Four steps, one crew, one phone number.

  1. Step 1

Stop the water and pull it out

We find where the water is coming from, stop it, and extract standing water from floors, carpet and the structure.

  2. Step 2

    Dry it out

We set dehumidifiers and air movers and take moisture readings each visit. The equipment stays until the readings say dry.

  3. Step 3

    Document it for your adjuster

We photograph the damage, log every moisture reading, and write the estimate. We send that documentation to your insurer and meet your adjuster on site.

  4. Step 4

    Build it back

The same crew replaces drywall, insulation, flooring, trim and paint. No handoff to a second contractor.

Insurance documentation

We work for you, not your insurance company

You hire us and we bill you. Then we give your insurer the paperwork they ask for, so you are not chasing photos and receipts while your house is torn open.

Your insurance company decides what your policy covers. We are a restoration contractor, not a public adjuster.

Mold

Mold after water damage in Ashburn

In Ashburn, mold after water damage usually shows up in the basement. Carpet pad, the bottom of drywall and the framing behind it hold water long after the surface feels dry. It also turns up behind upstairs laundry rooms and bathrooms where a slow leak ran inside the wall, and in attics where a bath fan vents into the insulation instead of outside.

If you notice a musty smell in the basement, spotting on baseboards, or a stain that keeps coming back on a ceiling, book mold inspection and testing first. It shows what you have and where. If it needs to come out, our mold remediation work contains the area, removes the affected material and dries the rest. Then we rebuild the finished space. Selling soon? Get it checked before the buyer's inspector finds it. It is easier to deal with now than in the middle of a sale.
