We clean up water damage in Chantilly homes, from Poplar Tree Estates and Westfields to South Riding across the Loudoun line, at any hour. The same crew that dries your home documents the damage for your insurer and builds it back.

Water damage in Chantilly homes, and where it starts

Most of Chantilly is younger than the Fairfax County neighborhoods to its east. It is an unincorporated area of western Fairfax County, and much of it was farmland south of Dulles Airport until suburban building took off after 1980. A Chantilly mailing address also reaches into Loudoun County: ZIP code 20152 covers South Riding and other newer communities west of the county line. We serve both sides.

Newer does not mean leak-proof. The houses here fail in different ways than a 1950s rambler, and knowing where to look is half the job.

Colonials and family homes from the 1980s and 1990s

Poplar Tree Estates is made up mostly of single-family homes and brick-front colonials built from the late 1970s into the early 1990s. Nearby, listings in Poplar Tree Woods and Maple Hill Estates show homes built in the late 1980s and 1990s, and Waverly Crossing is known for larger single-family homes. Many of these houses have finished lower levels that families use every day.

Here is where we tend to find the water in homes like these:

  • Upstairs laundry. Many newer colonials put the washer on the bedroom floor. When a supply hose splits or a drain backs up, the water soaks the subfloor and comes through the ceiling of the room below.
  • Kitchen supply lines. Ice maker lines, dishwasher hoses and the shutoff valves under the sink can drip for weeks inside a cabinet before anyone sees warped flooring.
  • Water heaters. A tank water heater does not last as long as the house. If yours sits in a finished basement and it is original, a slow leak at the base can wick into carpet and drywall.
  • Sump pumps. Finished basements depend on them. A pump that fails or loses power in a storm can leave water across the whole lower level by morning. That is a flooded basement cleanup.

Townhomes and condos around Westfields and South Riding

The newer side of Chantilly is heavy on attached housing. Around Westfields you will find communities like Commonwealth Place, Gallery Park condos and Providence Glen, along with three-story townhome rows like South Springs. South Riding mixes single-family homes, townhomes and condo buildings such as Lakeside at South Riding.

In a three-story townhome, a leak on the top floor has two floors to fall through. Bathrooms are often stacked, so a failed toilet seal or shower valve upstairs can show up as a stain two ceilings down. In a condo building, the water may come from a neighbor's unit. Your association and your own insurer may each want to know where it started, so we photograph the source, take moisture readings across every wet room, and write it down.

Stream valleys and heavy rain

Chantilly is laced with stream valleys. Big Rocky Run runs near Poplar Tree Estates, and Flatlick Branch and Cub Run cut through the area too, with parkland along much of their banks. Homes that back up to these valleys often sit on sloped lots. After a long, soaking rain, water that drains toward the house can push through basement walls, pool in window wells, or seep in where the floor meets the foundation.

How a Chantilly job runs with us

You call, and we come out to stop the water and extract what is standing. We set drying equipment and come back to check moisture readings until the structure is dry. While we work, we photograph the damage, log every reading and write the estimate. We send that documentation to your insurer and meet your adjuster at the house.

Then the same crew does the rebuild and repair: drywall, insulation, flooring, trim and paint. Owner Curtis Berg has 42 years as a journeyman builder, so the people putting your finished basement back together build for a living. One company, start to finish.

Our process

Our process in Chantilly: extract, dry, document, rebuild

Four steps, one crew, one phone number.

  1. Step 1

Stop the water and pull it out

We find where the water is coming from, stop it, and extract standing water from floors, carpet and the structure.

  2. Step 2

    Dry it out

We set dehumidifiers and air movers and take moisture readings each visit. The equipment stays until the readings say dry.

  3. Step 3

    Document it for your adjuster

We photograph the damage, log every moisture reading, and write the estimate. We send that documentation to your insurer and meet your adjuster on site.

  4. Step 4

    Build it back

The same crew replaces drywall, insulation, flooring, trim and paint. No handoff to a second contractor.

Insurance documentation

We work for you, not your insurance company

You hire us and we bill you. Then we give your insurer the paperwork they ask for, so you are not chasing photos and receipts while your house is torn open.

Your insurance company decides what your policy covers. We are a restoration contractor, not a public adjuster.

Mold

Mold after water damage in Chantilly

Newer homes are built tight, which saves on energy but holds moisture in. In Chantilly we look hardest at finished basements, where carpet and pad sit on a concrete slab and drywall runs close to the floor. A small leak or one wet week can keep those materials damp long enough for mold to start. Slow drips behind a dishwasher or under a vanity, and air conditioning drain lines that back up in a closet or attic, are other common starting points. Homes on lots near Big Rocky Run or Flatlick Branch can also stay damp below grade after heavy rain.

A musty smell in the lower level is often the first sign. We do mold inspection and testing to find out what is there and how far it spreads. If it needs to come out, our mold remediation work contains the area, removes the affected material and dries what is left. Then we rebuild it.

Do you serve South Riding and the Loudoun side of Chantilly?

Yes. We serve Chantilly on both sides of the county line, including ZIP code 20151 in Fairfax County and 20152, which covers South Riding in Loudoun County.

How fast can you get to my home in Chantilly?

Call us any time and we will give you an arrival time on the phone.

My house is only 20 years old. Why did it leak?

Newer homes leak too, usually from parts that wear out faster than the house: washing machine hoses, ice maker and dishwasher lines, toilet seals, water heaters and sump pumps.

What do you send to my insurance company?

We send your insurer photos of the damage, moisture readings from every visit and a written estimate for the dry-out and the rebuild. We also meet your adjuster at your home. Your insurance company decides what your policy covers.

Water from the upstairs laundry came through my ceiling. Do you fix the ceiling too?

Yes. We dry the subfloor, framing and ceiling, then the same crew replaces the drywall, texture and paint. You do not need a second contractor.

Can you check my finished basement in Chantilly for mold?

Yes. We inspect and test for mold, and if it needs to come out we remove it, dry the area and rebuild the basement.
